How We Work It Out

In Short

If your landlord in England did not protect your deposit in DPS, TDS or mydeposits within 30 days, or did not give you the prescribed information, a court must order them to pay you between one and three times the deposit (Housing Act 2004, section 214). On a £1,000 deposit that is £1,000 to £3,000. The court decides where in that range you land, and the landlord has 14 days to pay.

What Decides 1x, 2x Or 3x?

The law sets the range and the judge picks the figure. Judges mainly look at how much the landlord was to blame: a deliberate choice or a long-running failure is likely to land higher than a genuine mistake that was put right quickly. Read more in how deposit compensation works.

Quick Answers

How accurate is the calculator?

It shows the range the law sets: a court must award between 1x and 3x the deposit if the rules were broken. Where in that range you land is for the court, so treat it as an estimate.

Can I get more than 3x my deposit?

Possibly, if the tenancy was renewed and the deposit was not dealt with properly each time. The courts are split on this, so do not count on it.

Do I get my deposit back as well?

If you have not had it back, the court can also order it to be returned or protected. The calculator shows the compensation on top.

What does a claim cost?

Our service is free to you. If a solicitor takes your claim and wins, their success fee of up to 25% + VAT comes out of your compensation. Nothing to pay if you lose (see your agreement for terms).

Do I need to give my email or phone number?

No. The calculator works without any contact details. You only share them if you choose to start the free check of all three schemes.
